RERA in Karnataka: What Every Homebuyer Should Verify Before Booking

Buying a home is one of the largest purchases most people will ever make, and Karnataka’s Real Estate Regulatory Authority (K-RERA) exists specifically to protect buyers during that process. Here’s what it actually means for you, and what to check before you book a unit.

Under the RERA Act, any developer building a project larger than 500 square metres or with more than 8 units must register that project with K-RERA before they’re allowed to advertise, market, book, or sell a single unit – residential or commercial. That single rule is what makes RERA registration the first thing to check on any project you’re considering.

Don't just trust the brochure

It’s common for marketing material to display a RERA number, but the safer step is to verify it independently on the official K-RERA portal, rera.karnataka.gov.in, rather than taking the printed number at face value. The portal lets you check a project’s registration status, promoter details, and any complaints filed against it.

Buying into an unregistered project isn’t just a compliance grey area – it strips away your legal protection entirely. If something goes wrong with an unregistered project, the RERA complaint mechanism simply isn’t available to you.

The paperwork you'll actually need

Beyond RERA registration, a handful of documents form the backbone of any clean property purchase in Karnataka: the Sale Deed (the primary document transferring ownership), the Mother Deed (traces ownership history), the Encumbrance Certificate (confirms the property is free of legal or financial liabilities), the Khata (the municipal record used for property tax and utilities), and valid ID proof such as Aadhaar and PAN.

Since 2023, a valid RERA Registration Certificate has been a mandatory part of the property registration process in Karnataka, alongside these documents.
