Apartment or Villament? Choosing the Right Home Format in North Bangalore

North Bangalore’s new launches are no longer a one-size-fits-all category of “apartment.” Buyers today can choose between high-rise apartments built for density and amenities, and villaments – a lower-rise, more private format that’s become increasingly common across the corridor. Here’s how to think about the choice.

What's the difference, really?

A villament sits between an apartment and an independent villa – typically low-rise, with fewer units per floor, often a private terrace or garden space, and a more independent feel, while still sharing the amenities and maintenance structure of a gated community. An apartment, by contrast, prioritises density and shared amenities, usually at a lower price per square foot for a comparable location.

Neither format is objectively better – the right one depends on what you’re optimising for: space and privacy, or amenities and affordability.

If you're leaning toward an apartment

Our current apartment listings across North Bangalore span a wide range of configurations. Brigade Eternia in Yelahanka New Town offers 1, 2, 3, 3.5 and 4 BHK homes – one of the widest configuration ranges in the corridor, suited to everyone from first-time buyers to larger families. Purva Zenium on International Airport Road and Purva Northern Lights near the KIADB Aerospace Park both offer 2–4 BHK apartment homes aimed at working professionals and families wanting proximity to the new employment corridor. For larger households, Assetz Sora & Saki and Kumar Plumeria both offer spacious 3–4.5 BHK configurations.

If you want more space and privacy

Provident Deansgate on IVC Road, Devanahalli, is currently our villament option in the corridor – 3 BHK homes designed with more private outdoor space and a lower-density layout than a typical high-rise, while still close enough to the airport and Aerospace Park to benefit from the same growth drivers as the rest of North Bangalore.

A quick way to decide

Ask yourself three questions: how much outdoor or private space do you actually want day-to-day? Are you optimising for resale liquidity – apartments in larger, well-known developments tend to have deeper resale markets – or for a distinctive, lower-density living experience? And what’s your realistic budget per square foot in this corridor?
